LISTING AGENT: Keith Roy, Re/Max Select Realty

The Action: The listing received three offers, all above asking price, listing agent Keith Roy says.

"The condo market continues to impress sellers and disappoint buyers," he says. "Anything under $1-million is seeing lots of activity and selling very quickly."

What They Got: The 941-square-foot two-bedroom corner unit in Metrotown has floor-to-ceiling windows with citywide views.

The building was built in 2010 and is located near Brentwood Park, as well as restaurants and shops. The building is situated between two SkyTrain stations and within easy access to downtown.

Residents have the use of a library and billiard room, fitness centre and lounge. The unit has an open-floor plan with gourmet kitchen and stone countertops.

The Agent's Take: The sellers had to move out of town for work, so they decided to sell, Mr. Roy says. They staged the unit prior to putting it on the market, which helped with the sale. The buyers liked the layout, which has two large bedrooms and bathrooms on opposite sides of the condo. The unit faces away from SkyTrain noise and looks over park space. It feels higher than the fifth floor because the building is on a slope, Mr. Roy says. The buyers intend to live in the unit.
