The action

The property had been listed previously for one month during the slow holiday season, so listing agent Ian Watt advised his clients to take it off the market until January. When it went back on, it sold quickly.

The sellers had bought it together a decade ago, and after they broke up they hung onto it as an investment. With new partners in their lives, it was time to sell. The buyer was a couple from Maple Ridge, B.C., that worked downtown.

What they got

The two-level loft has 16-foot ceilings, concrete floors, an upstairs bedroom area and secured parking. The 985-square-foot unit is in a downtown tower built in 1996.

The agent’s take

Mr. Watt advised the sellers not to do a major kitchen renovation. In this buyer’s market, it’s unlikely they would have made the money back, he says. “It was very smart they hung onto the property and became business partners,” he says. “It really benefited them both, to stay in the market.”
