The action: House hunters looking for a home with a modern look were quick to pick up on this townhouse near Trinity Bellwoods Park late last year. Within two days of listing, the house had 15 visitors and the owners had three bids in hand.

"Fewer properties sell over asking as of late, but this was reflective of demand for this type of modern townhouse, so three offers came in very quickly," agent Paul Johnston said.

What they got: A few years ago, this infill development placed almost 50 three-storey townhouses on 12-1/2-foot and 18-foot lots. This end unit is among the largest, with a four-bedroom plan and a private garage accessible from the finished basement.

The main floor is open concept with hardwood floors, a central kitchen with a large island, Wolf and Sub-Zero appliances, as well as a custom concrete gas fireplace in the entertaining area.

The agent's take: "It's quite a bit larger than other homes – at almost 2,700 square feet – and it's also quite wide at 18 feet wall to wall," Mr. Johnston said. "It also has the benefit of two-car parking, which is incredibly rare in a townhouse."

Finishing touches also exceeded buyers' expectations. "The project was all designed and built at a high level – Cecconi Simone did the interiors and Richard Wengle did the exteriors – but for these larger homes they went even further in terms of the level of detail in the kitchen, the fireplace and bathrooms," Mr. Johnston said.

"In the master, the bathing area is combined with the closet, which is unusual, but is frankly also very logical. In the mornings, you get bathed and dressed, so this allows you not to interfere with someone who might be sleeping in."
