DAYS ON THE MARKET: six

LISTING AGENTS: Lucille and Sarah Chenoweth and Robert Gordon, Sotheby's International Realty Canada

The action: Penthouse units at the Summerhill Gardens building on Yonge Street near St. Clair Avenue don't come on the market very often, so the agent and owner of this recently renovated space easily found four potential buyers this November.

"They sell pretty quickly," said agent Lucille Chenoweth. "But this is the only one in the last number of years that had more than one offer on it."

What they got: This low-rise building on Yonge Street has retail stores at grade and six two-storey residences above, like this two-bedroom plus den unit with terraces on each level and exposures south and west.

The main floor living and dining area has a wood-burning fireplace and 17-foot ceiling and has been upgraded with new hardwood flooring and glass railings along the staircase.

The open kitchen area has been remodelled with travertine counters and stainless steel appliances.

The unit comes with a locker and parking. Monthly fees total $805.

The agent's take: "It's a unique, New York-style, boutique building, said Ms. Chenoweth. "This suite was entirely renovated and that was the main attraction. Buyers could just move right in."

"They have big terraces and working wood fireplaces, which is a rarity in any condo building, so they're almost like a townhouse on top of a building," Ms. Chenoweth said.

"It has lovely west-facing views of the trees, Annex and Casa Loma, and because you're on the fourth floor you can see downtown and the CN Tower as well."
