The Action: Coming soon signs alerted Queensway locals and passersby of the imminent sale of this two-storey townhouse on a 16-by-84-foot lot, which gave interested buyers time to weigh whether or not to make a bid once it was listed late in October.

"[The buyers] had previewed it, so once it went on MLS, they made an offer," agent Ashleigh Pyne said.

"There was one up for almost three weeks, so given the change of the market, ours was definitely a quick sell. We're not seeing that as frequently any more."

What They Got: In the last two years, this three-bedroom townhouse was refreshed with updated windows and main bathroom, as well as a new fireplace mantle in the living and dining area and upscale granite counters and stainless steel appliances in the kitchen.

The original two-bedroom plan was converted into three. The lower-level recreation area was left intact with a second bathroom and access to the garage and rear deck.

The Agent's Take: "It's a really good, entry-level, executive townhome for the neighbourhood, so it's desirable for downsizers or couples," Ms. Pyne said.

"Plus, it's really accessible to major arteries, such as the Gardiner [Expressway] and QEW, and downtown, so it's a great location for people who can't afford to be right in the core."
