About 18 months ago, agent Belinda Lelli advised the sellers of this two-storey house that improvements to the main floor would increase its resale value. This summer, rental furnishing was brought in to showcase the changes – ranging from updated hardwood floors to a new fifth bathroom – before more than 75 groups were granted entry.

“The house was extremely well maintained,” Ms. Lelli said. “We came out after the May long weekend and there were 21 listings in the area, so it would’ve sold quicker had people not had that choice.”

“It doesn’t have that classic Leaside or North Toronto red brick [façade], it has a very modern look,” Ms. Lelli said.

“And the special thing about it, is it has a private drive and a garage, which is a hugely coveted feature in the area.”

Another highlight is the proximity to highly ranked Lawrence Park Collegiate Institute. “[Plus] you can walk to the subway and Wanless Park, so it’s a really nice, family-friendly street,” Ms. Lelli said.
