The action: Early this summer, buyers often braced for bidding wars over homes around Withrow Park. For instance, a handful of visitors to this semi-detached house this May battled to present the best price to the seller.

“We had a couple of close competitors: One [house] sold the night before us on their offer date and another comparable had offers after us,” agent Nigel Denham said.

“But there was limited inventory in comparison to the volume of buyers out there looking for a product like that.”

What they got: A few streets south of a nearly 20-acre park, this over-a-century-old home has a standard two-storey plan with three bedrooms, two bathrooms and open living and dining areas. Off the kitchen is a rear den with an exit to a south-facing deck and parking off a lane behind the 16-by-127-foot lot.

About seven years ago, the roofing, wiring, exterior doors and some windows were replaced. The lower-level office and recreation room were also renovated.

The agent’s take: “It’s a superb location in north Riverdale, steps from Withrow Park and the school district is very desirable,” Mr. Denham said.

“And its in reasonable proximity to the Danforth, in maybe 10 to 15 minutes, so it’s striking distance for a pedestrian lifestyle.”

The size of this 1,285-square-foot home is standard, but its style was striking. “The decor is really chic and minimalist and that appealed to a lot of people, especially to young couples and young families,” Mr. Denham said.
