The action
This two-storey house was originally posted for sale in October, 2018 with a list price of $580,000, based on its move-in condition and location on a 51-by-109-foot corner lot in Beamsville, a small town midway between Hamilton and Niagara Falls, south of Lake Ontario. A large number of young families inspected the three-bedroom property, but none were ready to commit to an offer until the price was cut just days before Christmas.
“We brought it down $10,000 and I believe that spurred activity,” agent Michael St. Jean said. “We ended up getting a couple of groups through around the same time and there was a competition.”
What they got
This roughly decade-old residence has a standard 1,883-square-foot plan with an unfinished basement and interior access to a double garage.
Set at the back of the house, overlooking the fenced-in backyard, is a living room with a fireplace and an eat-in kitchen with sliding patio doors.
There are main-floor laundry facilities and three bathrooms, including a master ensuite.
The agent’s take
“Beamsville is just outside of Hamilton, so it’s more rural, more ‘small town.' But it’s still along the highway, and a lot of buyers in our neck of the woods are heading into Niagara seeking affordability Mr. St. Jean, said.
“This is a newer property, fairly well taken care of and up to date with a lot of upgrades.”
