Agent Mary Jo Vradis said her clients had a $2-million budget to purchase a family home in the Greater Toronto Area. This 2½-storey house on a 42-by-131-foot lot hit their radar when it was relisted with a $1,775,000 asking price in February.
“They reduced the price and didn’t hold back offers, so they ended up getting multiples,” said Ms. Vradis, who reassured her buyers that paying a small premium was worthwhile. A hydro corridor nearby is slated for revitalization as parkland with bike paths.
“Our biggest concern was the hydro towers that were close by, but knowing they’re coming down means values will go up, so we lucked out here.”
What they got
Custom-built last year, this more than 4,500-square-foot house with an attached double garage was designed with upscale finishes, such as a floating staircase with glass railings and heated floors in the foyer and one of six bathrooms.
The main and lower levels both offer open entertaining spaces, however, the main living area has the benefit of a gas fireplace and a kitchen with stainless steel appliances and a quartz-topped island.
The top two floors accommodate five bedrooms, including one with a balcony overlooking the fenced backyard.

“It’s right off the highway, just up from the lake, and you’re close to Dixie Mall and Mimico, so it’s a great location that’s undervalued,” said Ms. Vradis.
“It’s a big home on a wide lot, but the difference was the finishes. They really paid attention to the details and went above and beyond with the quality for this price range.”
