The action
In June, many properties around the Kipling transit station lingered on the market, so this detached house with an attached garage was strategically priced under $1.3-million. About a dozen buyers came around for a visit and two times as many attended the open houses within a week, which ended with bids from two serious shoppers.
“We had a good amount of traffic at a time perceived to be slower in general, so we were pleased,” agent Irene Kaushansky said. “We did sell on the offer date with two offers.”
What they got
Most of this 1½-storey home dates back to 1951, save for a newer rear portion. The kitchen was enlarged and redone with a cherry wood island, granite counters, office nook and side exit. The family room was also created with skylights in the vaulted ceilings and an exit to a deck and 62-by-112-foot lot.
There are three bedrooms on the second floor and an open living and dining area with a wood-burning fireplace on the main floor, plus a lower-level recreation room.

“It’s a great location, you could walk to the subway and two very good school districts,” Ms. Kaushansky said.
“This property was quite unique in that it had high curb appeal, and it was in a nice price point between little bungalows and bigger monster homes.”
