In June, this two-storey townhouse was heavily promoted through traditional and digital media, generating enough buzz that two out of 10 visitors churned out offers simultaneously. The best bid went $20,100 over the asking price.

“Typically, in this neighbourhood, you need a few weeks to get 10 buyers, but with the amount of marketing power we put behind it, we were able to get the buyers in there quicker,” agent Michael St. Jean said.

“If you can get 10 buyers in within a couple days versus over a couple weeks, you have an opportunity to have a competition, and that’s what happened here.”

“This is a unique little neighbourhood built by a good developer. This was considered more of a higher-end development at the time,” Mr. St. Jean said.

“[Plus] it’s bordering Ancaster, as well as the furthest point you can get on the west mountain, so it’s a very desirable location.”

“End units are a bit rare, so that makes it more desirable,” Mr. St. Jean said.

“The sellers had done some updates to the fireplace and hardwood floors, and they had also painted, so it looked good in comparison to some others.”
