The action

Buying opportunities are rare for coveted properties abutting an extensive ravine system winding through North York. But the month of June brought two candidates, including this updated four-bedroom house, which sold for $2.2-million.

“It sold rather quickly,” agent Bill Thom said. “There was one good offer and that’s all it takes.”

What they got

Tall trees provide privacy to the rear deck.

This nearly 50-year-old house sits on a 40-by-127-foot lot that fans out 85 feet across the rear, where tall trees provide privacy. There is an upper deck off the updated kitchen, dining and family rooms.

A lower deck and patio are accessible from the basement, which contains two guest rooms, one of four remodelled bathrooms and a recreation area with a fireplace.

Facing the street is an attached double garage, as well as a formal living room and an office with a side entrance.

The agent’s take

“It’s on a cul de sac, so it’s really quiet and tucked away,” Mr. Thom said. “And it has tableland and the view is spectacular.”

Buyers also appreciated how this home’s design capitalized on the setting. “Usually when you have a ravine lot like this, the home would only have two [main floor] rooms and two bedrooms facing the ravine,” Mr. Thom said.

“[Here], you have three rooms on the main floor facing the ravine, [as do] the upper floor and the basement. So there are a lot of windows exposed to the ravine, which is great.”
