The action
This updated, semi-detached house near Monarch Park was listed late February on the same day as a neighbour reviewed offers for their home, and the agent worked strategically to play that to her advantage.
“The house around the corner sold for $968,000, but it was bigger and had a garage – mine didn’t have a garage – and it wasn’t as renovated … so the rationale was that people who lost out on that would come to this one,” agent Linda Ing-Gilbert said.
The result was a raft of interest – five offers – and a solid deal that broke the $1-million mark.
What they got
The streets west of Monarch Park are lined with bi-level homes built around 1980, similar to this three-storey property on a 15-by-80-foot lot.
Eight half-levels are positioned off a central staircase with open risers, so all three bedrooms and a den are on their own level, as well as a recreation area on the lower level and a laundry room in the basement.
By the front entrance is a kitchen and dining area with wood counters and “oak black tusk” engineered hardwood floors. Further back is an entertaining space with a walkout to the fenced-in backyard and laneway parking.
The agent’s take
“That community sides onto Monarch Park, which offers great green space, a pool and ice rink … and you can walk to the subway,” Ms. Ing-Gilbert said.
“[This home] was fully renovated with a very modern aesthetic and it had a very loft-like feel.”
