The action
On a residential street just east of Avenue Road, there were two properties listed in June. One seller sought $2-million, while the owner of this three-bedroom house on a 30-by-130-foot lot started under $1.4-million. Competition between 13 bidders drove the final price to $2-million within a week’s time.
“I knew we’d probably get $1.9-million to $1.95-million based on a couple of recent comparable sales nearby, but I priced it really low to bring people to its door,” agent Andre Kutyan said.
“I see some homes in the area take multiple offers, but at most you’ll see a handful, so to get 13 is a big deal.”
What they got
In the Cricket Club community, many original bungalows are torn down, renovated or topped up, such as this 2,254-square-foot residence with a 1,141-square-foot basement and detached garage.
There are separate living and dining rooms, as well as an open eat-in kitchen and family room finished with maple hardwood floors, a gas fireplace and a walkout to a south-facing deck and fenced-in yard.
Upstairs, the largest bedrooms features his and her closets, a skylight in the vaulted ceilings and a seven-piece ensuite, which is one of four bathrooms.
The agent’s take
“It’s a great location. It’s walking distance to Avenue Road and great retail, and it’s in a great school district as well,” Mr. Kutyan said. “And the home is in good shape; it’s a renovated two-storey home.”
