The listing agent says Palace Place has 'exceptional amenities,' including a shuttle bus to downtown Toronto.Toronto West Realty Inc./Toronto West Realty Inc.

Just a few days into the new year, two parties presented offers for this one-bedroom suite at Palace Place.

“There was nothing else on the market at the time in the building and it’s a very nice, luxurious building,” agent Anne Adams said.

“They have exceptional amenities. They even have a shuttle bus to downtown … concierge, valet parking, party room, media room and indoor pool.”

What they got

This 812-square-foot suite in a popular high-rise at the mouth of the Humber River has plenty of natural light, with a solarium off the bedroom and wall-to-wall windows across the living and dining area.

A central vacuum system and stacked laundry machines allow for easy cleaning. There’s a parking spot and a large storage locker.

Monthly fees of $786 cover utilities and cable, as well use of the recreation facilities.

The agent’s take

“It’s a spacious one-bedroom with an open-floor plan, which is really nice,” said Ms. Adams, who notes two-bedroom units are the norm in the nearly 30-year-old building.

“[Plus] the view was of the Humber River to the east and High Park in the distance.”

This unit also had the benefit of a recent face lift.

“The upgraded, white quartz countertops were very attractive in both the kitchen and in the bathroom,” Ms. Adams said. “And the flooring throughout was engineered hardwood that was also very appealing to today’s buyer.”
