According to agent Michael St. Jean, real estate on the western outskirts of Hamilton took an average of 30 to 40 days to sell late last year. So the 10-day turnaround in October for this three-bedroom bungalow was relatively fast.

“We didn’t specify [an offer] date on the listing, but we ended up having a couple offers fairly quickly,” Mr. St. Jean said. “We didn’t get anything drastically over list [price], but we were able to get a little more.”

The 40-year-old residence with a double garage provides 1,809 square feet of living space, ranging from a cozy sunroom to grand living and dining rooms with a double-sided, wood-burning fireplace and beamed, cathedral ceilings.

Since 2014, the sellers installed a new air-conditioning system, kitchen and laundry appliances, as well as sliding doors to a three-tiered deck and south-facing backyard with a firepit, play structure and shed.

About $40,000 of work was also done in the basement, where there is a den, guest room and recreation area with a wet bar, gas fireplace and one of three bathrooms.

“You don’t get a whole lot in the way of a bungalow in Hamilton or Burlington in the $600,000s. [This was] one you could move into that’s got basically all the major things done,” Mr. St. Jean said.

“Over all, it’s great value. The lot is large – 106 by 190 [feet] – and you’re not finding that in Hamilton and definitely not in Burlington.”
