The action
House hunters with budgets exceeding $1-million had few properties to browse in the popular Beaches community leading up to March Break. So this two-storey house on a 50-by-110-foot lot had a steady stream visitors, including many with kids in tow.
“With it having 50-foot frontage and over 3,000 square feet … [neighbours] assumed it would go to a builder, but our brilliant stager incorporated the seller’s pieces while maintaining the spirit of the home, so we received six offers and we believe all of them were end users,” agent Brian Chaput said.
“With our six offers on offer night, four were close and we gave them an opportunity to improve.”
What they got
This three-bedroom house with an attached garage and a private backyard has had only two owners over that past 100 years.
Two years ago, new roofing, furnace and wiring were installed to extend the life of the 2,509 square-foot dwelling, which has a study, dining room and kitchen on the main floor, as well as two entertaining areas, including one with a fireplace.
Upstairs, there is a den with access to a second kitchen and a rooftop terrace.
The 1,075-square-foot basement provides another recreation space, plus one of three bathrooms and a separate entrance.
The agent’s take
“You could put two houses on that lot, which is why people originally thought it would go to a builder who could put up two houses at 25 feet [wide] each,” Mr. Chaput said.
“[But] when you get a 100-year-old house, it’s built much better than what you get today.”
