The action

In the first part of the year, fewer than 20 houses sold in the area around East York’s Michael Garron Hospital, so agent Mary Jo Vradis foresaw a tug-of-war between buyers over this 2,043-square-foot home, especially when priced under $1-million. Four offers emerged and the final price was pushed to $1.285-million in June.

Original oak trims remain in the office and kitchen.

This detached house underwent a major transformation in 2005 with heating and cooling systems replaced and a second storey added to create four bedrooms, a laundry room and third bathroom.

Original oak trims remain in the office and kitchen, as well as the formal living and dining areas. There is a gas fireplace in the living room.

A rear stairwell provides access to the backyard and 912-square-foot basement with a recreation area.

Front yard parking is available on the 27-by-104-foot lot.

The agent's take

“It’s a really desirable street and a big house for the area,” Ms. Vradis said. “The average lot width is about 20 to 24 feet, so 27 feet is on the bigger side.”

Buyers also appreciate the potential to make this home even more valuable. “There is still room to make improvements,” Ms. Vradis. “So, it opens it up for a larger market.”
