The action

This summer, agent Mary Jo Vradis had difficulty finding bright and accessible properties for a client downsizing from a house. So they quickly put down $470,000 to fend off another buyer bidding on this corner suite at Tribeca Lofts in July.

“There were similar units in the building that have sold for more, but the market happened to slow down a little bit,” said Mr. Vradis.

“There was another one listed … for well over $500,000, so we still did well considering it has two parking spots and the condition it was in.”

What they got

Within a former office building is this one-bedroom plus den suite with ten-foot ceilings, crown moldings, hardwood and ceramic flooring, as well as an electric fireplace in the living room.

The dining area offers access to a balcony and the kitchen was given stainless steel appliances, granite and ceramic finishes.

Completing the package are two bathrooms, a locker and two-car parking. Monthly fees of $819 pay for water, heating and use of fitness and party rooms.

The agent’s take

“It’s on an upper floor and it’s a corner unit, so it overlooks the city. You’ve got a view of a ravine and the CN Tower, it was pretty spectacular,” said Ms. Vradis.

“And it’s a big, open concept unit with windows [throughout], so it’s bright and accessible.”

Equally important is the proximity to essentials. “It’s across the street from the [Real Canadian] Superstore, down the street from the Shops at Don Mills, and there are ravines close by, Ontario Science Centre, DVP and 401, so it’s a very good up-and-coming location,” said Ms. Vradis.

“The LRT is going right across [Eglinton Avenue] as well, so it’s a good long-term investment as well.”
