THE ACTION

A slow patch in the market in a hot June persuaded the agent for this detached house on a 20-by-150-foot lot to give it a bit more time to get noticed.

“We saw a bit of a slowdown with detached [home sales] in the east end … so the offer night was 10 days from when it first came on to give it more exposures and give buyers, who may be apprehensive, time to get things in order financially,” agent Manu Singh said.

“We had three firm offers out of five showings, so that’s a unique percentage we normally don’t see.”

WHAT THEY GOT

This two-storey house was built about 10 years ago with open kitchen, living and dining areas. The floors are clad in classic hardwood and the main and lower level recreation spaces are outfitted with gas fireplaces.

The second floor has laundry facilities and three bedrooms, including one with a skylight and several with recessed ceilings. The master suite has a walk-in closet and one of four bathrooms. There’s a walk-out to the back garden from the lower level and private parking.

THE AGENT’S TAKE

“It’s a relatively newer home for the street and area, which typically has 50-year-old houses,” Mr. Singh said.

“It had a backyard with a small deck, plus a patio, grassy area and a shed, so it’s a deep lot at 150 feet, which is insane. You usually get 100 or 120 [feet].”

Marketing videos also highlighted local attractions. “The ideal demographic for this one was young families looking to have their first or second kid,” Mr. Singh said.

“It helps that a school and park are right down street, it’s very accessible to TTC and central to all amenities.”
