The redesign of the 12-room house, which features an open-concept ground floor and a private master bedroom suite, was overseen by the owner, David Caroni, a native of France who first moved on a temporary basis to Quebec several years ago with his wife and family but eventually decided to stay for good. They lived in two other homes in the area before settling into 418 Lakeshore St. Now, with their children growing older and gradually moving out, the couple decided they needed to find smaller digs and so they put the bungalow up for sale.

The home benefited from a top-to-bottom redesign.

The buyer got a top-to-bottom reno of what was a rather dowdy bungalow on a stunning location right by the water in the Montreal West Island community of Beaconsfield. The previous owner bought the house three years ago and made major structural alterations, including extending the second floor out over the ground floor at the back. The house and landscaped grounds look out on Lake Saint-Louis; huge sheets of glass make for unobstructed views from just about everywhere in the house. The original construction dates from 1973. “It was shag carpeting and miniature windows,” real estate agent Eric Taranowski said. “It was turned into a house of glass to take advantage of the location and the view.”

The house received a good deal of exposure. “The property was listed in all of our luxury affiliates: Christie’s International, luxuryrealestate.com, luxuryportfolio.com, Juwai, Zaobao et cetera,” Mr. Taranowski said. “I also have an extensive online marketing platform.”

In addition, a customized 12-page brochure was provided to all potential buyers. "Viewing multiple homes of this size becomes confusing so I wanted them to have something to reflect upon, which would make us stand out even more."

The sales process also included newspaper advertising and local newspaper La Presse featured the property in an article.

As to location: “In Beaconsfield, this section of Lakeshore Road is a one-way and you’re within walking distance to Beaurepaire Village.”
